The Reserve is a popular Waxhaw community at the corner of New Town Road and Crane, just a few minutes to Rea Road to take you to Ballantyne, Uptown, or to the airport. Schools are the well regarded Sandy Ridge Elementary, and Marvin Ridge Middle and Marvin Ridge High School.

Homes Sold in the Reserve in 2009

One of the criteria I’ve been using to determine the market strength of a community is comparing the number of sales in 2009, compared to 2008?  Because 2009 is post financial meltdown, and because our market was the worst in memory in 2009, the idea is if your subdivision sold in 2009 at similar levels to 2008, you are in a Blue Chip neighborhood. By this definition The Reserve is a Blue Chip.

There were 22 homes sold at the Reserve in 2009, compared with 23 in 2008, as reported in the Carolina MLS.

The median price of sold homes at the Reserve was $305,000 in 2009.

5 homes sold under $290,000 at the Reserve

6 homes sold under $312,000, but more than $290K.

4 homes sold under $360,000, but more than 312K.

5 homes sold for over $360,000, the highest being a real outlier at $450,000, $52,000 higher than the 2nd highest selling home.

Home Prices at the Reserve

The median Cost per Square foot was $100 on homes hold in 2009, representing an 11% decrease at the Reserve, the exact average for Union County. The lowest was $79/sf, a nd the highest was $115.00 3 or 4 of the lower prices were short sales or foreclosures, so of the 22, this shouldn’t affect appraisals adversely.
