In 2007, our Days on Market ranged from 2 to 75 days, less than ½ the market average, in 2007 times increased a bit from 14 days to 90 days, still roughly half the average provided by the MLS, at 98% of list, 2008 and 2009, more of the same, price has become the factor for Days on Market.

But you and throw all of that out, because 2009 was a game changing year.

2009 was the most challenging year so far as homes old, but not at prices my sellers or I were used to. Still, Homes did sell, but there are some new rules. Small issues have become more significant, premiums have all but gone away. I’ll tell you more in phone or face to face, but it is a different world out there selling than the on we had the last decade. You need to have an Agent who understands this, or your home won’t sell.

Simple to say, So, how do we do it? Since home buying now starts almost exclusively online, over 80% of home buyers begin their search online, how do we use technology to market your home?

In this strong buyers market, nothing is more important than price when it comes to selling your home. Yes there are other parts to the marketing mix, but packaging doesn’t change value and home buyers in 2009 are all about value. Homes priced too high aren’t shown as home buyers frequently disqualify them before they visit.

Presentation starts with pictures, virtual tours and or videos- the house simply Must look the best online for its price and type. Words matter as well as each house has a story to tell, and a buyer who is most likely to buy it.
