Whether it is your first home or you are an experienced home buyer, there is so much fun looking at plans and thinking of options, that it is easy in the excitement to be distracted and lose track of a  sometimes key elements. I’ve helped dozens of new home purchasers buy their new home here in Charlotte… and I’ve some Recommendations Below.

When you follow the link, you will have the option to search by price and NEW Construction. It is very cool,  it requires registration, nothing I can do about the registration, but try it out. It is well worth it.

What are you really looking for in a new home?

Here are a few recommendations when thinking about buying  a new home, see if they don’t make sense to you.


Rule # 1. First things first, please be sure the new home is in a location that makes sense for you,
now and the forseeable future- 3 years minimum, preferably 5 years if you can. Why? simply, the longer you stay the lower the risk, you are more likely to see a return on your investment.

One important issue that is not widely known, is home builders will discount their Inventory homes- in this market quite a lot- and “to-be-builts” are discounted only slightly, if at all.

So, Rule#2, Whenever possible, buy Inventory at a discount first.

Rule # 3,  Always take a Buyer Agent. why? Who needs a Buyers Agent at a new home center?

In a word, you. Most new home transactions go smoothly, but when they don’t, they really fall off the rails, and you’ll want someone pulling for you, on your side the whole way.

2nd- We know what these guys will and won’t do. Atleast we know their history, and what to ask for. I can show you stats of one major new home community, and the sold Prices based on per sq…they sell a lot of homes, and  the highest cost per sf sold, is more oftenb thatn not, on transactions where there is no Buyer Agent.  Coincidence? I think  NOT.

On site Agents work for the Seller and as nice as they are, you will find out they work for the Seller at the worst possible time,  when you begin to talk money.

Can you get a good deal there? Sometimes. Can we get a better deal? In most cases, yes.

For example: Are you buying from a tract builder? A semi-custom home builder? A pure custom builder? Each has different requirements, different motivations, and there is quite a large variance in consumer satisfaction from one to the next.

If you are buying Inventory, did they build it on the” dog” lot? Would you recognize all of the “dog” lots? Or did they build it on a lot with a less obvious problem?

How do you go about getting a discount when they builder agent tells you they don’t discount?

2/3’s of all new home transactions employ a Buyer Agent, why wouldn’t you?  There is no charge… and as a former new home rep and builder, I help keep them honest.

Also- you’ll need research if there are any re-sales, and its great to always have an advocate.

The #1 Rule for being happy with your decision 6 months or a year later? Location, location location… talk to folks about areas and neighborhoods, drive out and visit for yourself. Are you from out of town? Try and get a hotel in the area you are considering moving to. Decide on your area or areas first- and do not stray too far. In almost every case, straying is a mistake, even if it looks like “too good a deal to pass up.”
