Matthews NC| Homes Sold, Homes for Sale Real Estate Market Report
A few thoughts on our real estate market reports, we like to use 90 days of numbers for homes sold. In our opinion, 90 day stats are generally more reliable because any 30 day period can offer peculiar results. We also like to compare the Charlotte MLS- the 9 most popular areas of the MLS, versus a particular area, so readers can see whether an area is outperforming the city average, or not.

A few observations:
Matthews sales were way off 2008, 31.9%, or 29% worse than Charlotte sale, but prices fell less than Charlotte as a whole, however you measure… average sales price, or average cost per square foot. The Matthews “premium” rose from 21% to 24%, this is relatively unchanged. Prices decreased much less in Matthews than Charlotte as a whole.
Charlotte’s home sales being 10.6% lower, and is about a bit more than the generally more accurate Case-Shiller Index for the region of 9%. The Average cost per square foot drop, is a a bit worse than average selling price, at nearly 12%.
That said, there remains a market, albeit a strong Buyers market in Matthews and Charlotte- the best homes at the best prices are selling. There are 481 Matthews Homes for sale and the median price is $285,000.
