Fort Mill Real Estate and Homes – Summer 2009, a Real Estate Market Report

Popular Fort Mill is nearby and an easy commute to Charlotte, NC. Long popular for its very low taxes and easy commute, Fort GiftCard-WomanMill has shown market strength through the sub-prime mess and economic downturn. Fort Mill boasts the #1 Selling new home subdivision in the greater Charlotte area, Sun City.

Foreclosure activity has been limited here compared to other parts of Charlotte.

Fort Mill Homes Sold

Fort Mill Homes for Sale between $150,000 and 350,000, since July 1

Since July 1, there have been 152 closings on homes between $150,000 and $350,000. Of that 152, 55 were new, representing 1/3 of the market. There was a total of 174 home sales in the period, only 22 above 350K.

The Median home Sold price was $103/sf, at $227,500.

Of the 152 home sold,  one was a foreclosure, and there were 7 short sales. This is “as reported” in our MLS, but homes valued above $150,000 are typically listed for foreclosure. Of the 7 short sales- themedian spread was about $3,000 between Ask and Sale Price.

Sun City Carolina Lakes was again #1 with 31 homes sold, and a wide range in prices. Sun City homes, listed in the Carolina MLS, sold between 97/sf and $174/sf, with a median of $130/sf.  Anyone want to guess, which of the 31 Buyers had agents and which didn’t?

Baxter Village sold 11 homes, priced from $100/sf to $153/sf, with a median of $127/sf. Of course Baxter Village has a collection of builders.

Other communities enjoying more than 3 sales include: Reserve at Gold Hill, Madison Green, Massey, Belair at Carolina Lakes
