in CHARLOTTE FORECLOSURES

Looking at foreclosures and short sales for a client I found a few interesting homes and crunched a few numbers. I looked at all of the Distressed Property in the greater Charlotte area, the area covered by our MLS, homes over 4500 square feet, and less than $500,000. Distressed property falls into two broad categories, short sale and foreclosures.

In another sign that our market is strengthening, only 8 of the 24 homes were foreclosures, leaving the other 16 as short sales. Speaking of the foreclosures, they came from a variety of subdivisions around the area, nice areas to be sure, but none from the “Blue Chip” communities around Southpark, Myers Park, Lake Norman or South Charlotte. All but one are outside I 485 Loop.

With a median list price per sq foot approximately 70/sf, there are deals here! One in Waxhaw , a couple down by Lake Wylie, a Ft Mill home, all the way to Statesville.

Most unbelievable? A house over 8200 sf, on 15 acres, large pool, stocked pond 45 minutes outside Charlotte, asking 495,000.

The over all real estate market was more evenly divided- on August 23, 2012 there were a total of 1577 distressed properties on the market in the Charlotte MLS, 701 Foreclosures and 876 Short sales. I’ll check back here in a few months.
