The median cost per square foot in 2009, 1st Q, was $92/sf
So, regardless of Case- Shiller Charlotte Real Estate is on the rise, 2/92%, or Charlotte home prices, as measured by median cost per sq ft in the MLS, are up 2.17%. We’ll update again in a few days when the last days’ sales are fully recorded- but it won’t change much.
Charlotte Home Sales- the volume of sales, that’s up too, 7.86% over the first quarter of 2009.
And the 2010 figures are “still counting”, as some Brokers have not changed their Pending status to Sold Status quit yet from the last day of the month. We’ll update the numbers in few days.
Charlotte Home Prices Including HUD homes- and other non-Listed residential real estate
There is a 2nd market that includes distressed homes, foreclosures/HUD homes and Fannie and Freddy homes, Not listed in the MLS… I get these numbers in graphical format from Altos Research, an industry leader- I think you’ll agree it is quite revealing.
The only declining price – in Charlotte is zip 28203, which is intown, primarily Dilworth one of the highest square foot prices in Charlotte, and highest of the above zip codes, the other home prices are remarkably stable considering the number of foreclosures.
So how did the popular Charlotte suburbs fare? Lets look at Huntersville, Matthews, Waxhaw and Fort Mill
The suburbs tell a different story, but still relatively stable over the quarter, with the exception of Waxhaw which is influenced by the large number of very expensive homes selling at a strong discount.
Home prices in the greater Charlotte area are stable or rising slowly- depending on your measure, and show only the slightest decline from a year ago, except some of the highest priced intown properties.
All in all, this, combined with the good economic news from the last 2 quarters, and I think we can confiecnbtly say we in Charlotte, along with most of the country, are on the rebound.
