Reviewing the table, Dilworth Sales are up 31% by volume, but prices fell by 20% according to the Average cost per square foot reported in the MLS. Charlotte’s sales volume fell only 17% (compared to 35% through the first 6 months of the year) with average home prices down 10%. This is not surprising, the once red hot area of Dilworth is now only “hot” selling at an 80% premium over the broad area Charotte average price, compared to a 108% premium in 2008.
It is clear that a strong Buyer’s market prevails in Dilworth.
With 25 Dilworth Home Sales in a 90 day period, versus 80 homes for sale as of September 8, this sales rate suggests an absorption rate of 10 months, not very high when compared to many parts of the country, but only slightly lower than the 10+ months of the greater Charlotte area.
