South Charlotte Homes for Sale Report

October 1 – October 31, 2009

Dilworth/Myers Park 28203, 28207

There were 9 homes sold in Dilworth- Myers Park area, at an average price of $586,281, at an average of 92% of List price. The average Days on market reported was 135, and the average square footage, 2511, so the average cost was $233/sf.  This compares to 14 homes sold in Myers park and Dilworth in October of 2008, with an average sales price of $1,039,000.  This represents something of an anomaly, and also a recognition that the higher priced homes are the ones not selling well.

Southpark, South Charlotte 28209, 28210

There were 32 homes sold in the Southpark area, at an average price of $298,284, an average of 94% of List price. The average Days on market was 105, average 2041 square feet, or $146/sf. This compares to 29 sales a year ago, with an average price of $360,367.

South Charlotte- Ballantyne- Zip Code 28277

There were 63 homes sold in the Ballantyne area, zip code 28277, at an average price of $377,667 or 94% List price. The Average Days on market reported in the MLS was 92, the average square footage 3,163, or $119/sf. Three were in Ballantyne Country Club, the balance in the surrounding area. This compares to 57 properties sold one year ago, at an average price of $418,758, and six in Ballantyne Country Club.
