What is the Quality of the custom building in Charlotte like?

Just like anywhere, there is an assortment of builders and builder quality. However, most of my clients tell me that it is as good, or in most cases better, than where they come from. Recently a couple of  Long Island guys pointed to details found in houses in the 700’s and commented you wouldn’t find that detail at 1.5 M. Competition has been keen here for years, and it shows. yes there are some cmmunities better avoided..and some homes wtaht were lcearly rushed, but thses are the minority.

Luxury Home Deals- Bank-owned REO, Short Sale, and some just outrageously good deals!

Most folks know that buying foreclosed property is easier than buying a short sale. In a foreclosure you have a dispassionate seller- a bank that makes business decisions. In a short sale, you often don’t know what the bank will accept- they don’t either! So when they get an offer, they fire off and try and get 1, 2 or 3 quickie appraisals called BPO’s, or Broker Price Opinions, to help them set the value. This alone can take 30 -60 days, and won’t be started until there is an offer.

However, in Charlotte,in our luxury neighborhoods, the short sale dominates the foreclosure, as the best homes are sold short before they get to foreclosure,does that make sense?  There are occasional foreclosures, but not that many. Most sell short before they foreclose. That said, I saw a beautiful foreclosure at a major country club sell just last week. Nothing to prevent you bidding on a short sale, but keeping eye open for the perfect REO… you can withdraw your offer on the short sale right up to the time they accept.

In Ballantyne, 6900 sf on 3 levels offered in Short sale at 899,950. Last market sale was $1.15M in 2004.  It was sold 3 times every other year at  since 1998, from 1.073 to 1.295M. Home is on a cul de sac, on the golf course- Exclusive Buyer Representation…lets try a cash offer at 699 and get the ball rolling. (8900 sf comp sold for $800K in 2009)

Charlotte Luxury Homes- What are the neighborhoods? Where do you want to live?

If you are new to Charlotte, or are coming soon, that is your first question. A big question. I talk about it a bit in my video on Charlotte Luxury Homes and Living video, a quick introduction to the neighborhoods and the homes in each.

The Southpark area of Charlotte is extremely popular for easy luxury living- easy commute to Uptown, great shops at Southpark mall, and the best restaurants in Charlotte.

This is Stonecroft below, about 7 minutes south of Southpark, just off popular Colony Road. The first house pictured sold in 2009 for 1.9M, the largest sale in 2009 – the least expensive was $860,000. As far as we can tell, there was no REO or Short sale activity here.

Now for a stop at Lake Norman… waterfront homes! The two most popular and successful luxury custom communities at Lake Norman are The Point and the Peninsula. Both are golf and marina country clubs, both developed by Crescent Resources. The Peninsula is the older of the two, the Point still has lots available from the developer.

The Peninsula is in Cornelius , off Exit 28, and just out into Lake Norman, you can see the aerial view in the slide show below. The Point is in Mooresville, the top of Lake Norman.
