There are 157  properties for sale under $350K in zip code 28203- Dilworth, Southend and Wilmore, 130 are condominiums or townhomes, 27 are single family homes.  The average sales price is $233,141, but lets break that down a bit more.

The area most know as Dilworth includes complexes like 1315 East, Latta Pavilion, Dilworth Walk, Ordemore, or as real estate brokers know it , Area 5-1.

There are 29 of these Area 5 Dilworth Condos for Sale Under $350K, zip code 28203, or Area 5-1.

The average Asking Price, or List price of a condo here is $252,201, the median price is  a 2 bedroom 1 bath condo at Latta Pavilion for 245,000, about 1050 square feet.  There have been 18 sales here since June 1, the median sales price is $242,500. The closeness between Median List, and Median Sold price is a reflection of the strong Buyers market, and December Sellers are always motivated.

There is one single family for sale in Area 5, Dilworth, for under$350,000, a modestly updated house on Scott Ave.

The areas along the light rail blue line Lynxx, known as Southend, Wilmore and the west/south side of Dilworth, includes condominium complexes like the Village at Southend, The Tremont, The Arlington, park Avenue Condominiums,  Wilmore Walk, Southend Flats, Atherton Heights, or as real estate brokers know it, Area 6:

There are 104 Condominiums for sale under $350K in area 6, with zip code 28203, or Area 6-1

The Average Asking price is $224,651, the median Asking price is an Atherton Heights 2 bedroom Condo at 209,900.

There were 43 condos  sold in Area 6, zip 28203, since June 1, and the median sold price is $201,000 at the Lofts at Factory South, a 1 bedroom 1 bath, extremely convenient to the Lynx. there are considerably moesiongl family opportunities in aare 6.

There are 24 single family homes for sale under 350K in area 6, with zip code 28203, or Area 6-1.

The average Asking price is 224,928, the median asking price is $199,000.

The average sold price for single family homes  since June is $230,733, a the median Sold price is also $230,000,a 1000 sf 3 bedroom ranch. The low was $124,000 in Wilmore, and the high was a 1500 square foot ranch on Park Road at $346,000. Again, homes on the market in mid-December are be definition aggressive motivated Sellers, and most (not all) Sellers know the right price. Still greed get s in the way with some.

Custom Homes Sold-  Charlotte Over $1M Real Estate Market

The  Summer results for luxury homes are in. A look below at the number of sales, the median cost per square foot, and how to adjust  median cost per sf  to arrive at best, worst and most likely pricing.

Sales from 6/1/09-10/12/09, an update, there were,

77 Homes Sold over $1M in the typical areas of South Charlotte, Lake Wylie and Lake Norman.

In southern Mecklenberg County, there were 34 homes sold north of Pineville-Matthews Road, and only 2 south of that road, which means that Myers Park, Eastover, Foxcroft and a few other interior communities, accounted for 94% of the summer sales over 1M. The sold median cost per square foot  was $243/sf in Eastover, $262/sf in Myers Park, and $279/sf at Foxcroft, $303/sf at Stonegate.  There were a total of 36 home sales over $1m in southern Mecklenberg County.

There were 12 Homes in close-in Union county that sold for over $1M,  2 in Highgate, 3 in Longview, 1 each in Providence Downs South, and Skyecroft.  The median sold cost per square foot was $313/sf at Longview,

There were 25 homes at Lake Norman that sold for over $1M, 36% were at the Point. The median sold cost per square foot at the Point was $243/sf.

There were 4 homes at Lake Wylie that sold for over $1M, and the median cost per square foot was $237.00.

So the priciest community remains the Club at Longview, followed by Stonecroft, Foxcroft and Myers Park.

Remember, these are median prices, for example Myers Park ranged from $205/sf to 464 /sf and where it falls in the that range is determined by Condition, Street Location, Aesthetics and Sellers Motivation to Sell.

There are currently 80 Dilworth homes for sale, and over 17,000 homes for sale in the greater 9 county area of Charlotte. The average asking price of the Dilworth Home is $669,354 and the average Charlotte home asking price is $361,881

Reviewing the table, Dilworth Sales are up 31% by volume, but prices fell by 20% according to the Average cost per square foot reported in the MLS. Charlotte’s sales volume fell only 17% (compared to 35% through the first 6 months of the year) with average home prices down 10%. This is not surprising, the once red hot area of Dilworth is now only “hot” selling at an 80% premium over the broad area Charotte average price, compared to a 108% premium in 2008.

It is clear that a strong Buyer’s market prevails in Dilworth.

With 25 Dilworth Home Sales in a 90 day period, versus 80 homes for sale as of September 8, this sales rate suggests an absorption rate of 10 months, not very high when compared to many parts of the country, but only slightly lower than the 10+ months of the greater Charlotte area.
