Dilworth, Wilmore and SouthEnd: Homes Townhomes and Condos For Under $350,000
There are 157 properties for sale under $350K in zip code 28203- Dilworth, Southend and Wilmore, 130 are condominiums or townhomes, 27 are single family homes. The average sales price is $233,141, but lets break that down a bit more.
The area most know as Dilworth includes complexes like 1315 East, Latta Pavilion, Dilworth Walk, Ordemore, or as real estate brokers know it , Area 5-1.
There are 29 of these Area 5 Dilworth Condos for Sale Under $350K, zip code 28203, or Area 5-1.
The average Asking Price, or List price of a condo here is $252,201, the median price is a 2 bedroom 1 bath condo at Latta Pavilion for 245,000, about 1050 square feet. There have been 18 sales here since June 1, the median sales price is $242,500. The closeness between Median List, and Median Sold price is a reflection of the strong Buyers market, and December Sellers are always motivated.
There is one single family for sale in Area 5, Dilworth, for under$350,000, a modestly updated house on Scott Ave.
The areas along the light rail blue line Lynxx, known as Southend, Wilmore and the west/south side of Dilworth, includes condominium complexes like the Village at Southend, The Tremont, The Arlington, park Avenue Condominiums, Wilmore Walk, Southend Flats, Atherton Heights, or as real estate brokers know it, Area 6:

The Average Asking price is $224,651, the median Asking price is an Atherton Heights 2 bedroom Condo at 209,900.
There were 43 condos sold in Area 6, zip 28203, since June 1, and the median sold price is $201,000 at the Lofts at Factory South, a 1 bedroom 1 bath, extremely convenient to the Lynx. there are considerably moesiongl family opportunities in aare 6.
There are 24 single family homes for sale under 350K in area 6, with zip code 28203, or Area 6-1.
The average Asking price is 224,928, the median asking price is $199,000.
The average sold price for single family homes since June is $230,733, a the median Sold price is also $230,000,a 1000 sf 3 bedroom ranch. The low was $124,000 in Wilmore, and the high was a 1500 square foot ranch on Park Road at $346,000. Again, homes on the market in mid-December are be definition aggressive motivated Sellers, and most (not all) Sellers know the right price. Still greed get s in the way with some.
28270 is in the middle of south Charlotte, bordered(roughly) by Providence Road, Mckee Road, and Sardis Road. People living here like its proximity to Uptown Charlotte and the cultural and nightlife attractions there, Southpark Mall, and all the shopping along Pineville-Matthews Road, including the Arboretum, Costco, Lowe’s, and Target in Matthews

Altos is known for the quality of their data, it comes from tax records so it includes new homes in south Charlotte and therefore is more complete than MLS records, and they provide the very cool flash that provides user interaction. There are currently 167 homes for sale in south Charlotte zip code 28270 between $200,0000 and $600,000, and inventory is down now. There are 30 townhomes or condominiums for sale with prices between $150,000 and $500,000.
Types of communities include: Over 55, luxury custom homes, communities with amenities, apartments, townhomes and condos- just about everything!
Popular neighborhoods include: Beverly Crest, Lansdowne, Hembstead, Providence Plantation, Willomere, McKee Woods, Huntington, Providence Arbours, really too many to list.

There were 9 homes sold in Dilworth- Myers Park area, at an average price of $586,281, at an average of 92% of List price. The average Days on market reported was 135, and the average square footage, 2511, so the average cost was $233/sf. This compares to 14 homes sold in Myers park and Dilworth in October of 2008, with an average sales price of $1,039,000. This represents something of an anomaly, and also a recognition that the higher priced homes are the ones not selling well.

There were 32 homes sold in the Southpark area, at an average price of $298,284, an average of 94% of List price. The average Days on market was 105, average 2041 square feet, or $146/sf. This compares to 29 sales a year ago, with an average price of $360,367.

South Charlotte- Ballantyne- Zip Code 28277
There were 63 homes sold in the Ballantyne area, zip code 28277, at an average price of $377,667 or 94% List price. The Average Days on market reported in the MLS was 92, the average square footage 3,163, or $119/sf. Three were in Ballantyne Country Club, the balance in the surrounding area. This compares to 57 properties sold one year ago, at an average price of $418,758, and six in Ballantyne Country Club.
