The market turned sharply in the 2nd half of 2012, In south Charlotte 11 of 11 zip codes had turned to Sellers market by year end. See the march Market report here. One reason is the VERY low cost of money, a 40 year low, see  how far $1100/mo in PI payments go through the last 40 years of home buying.  Also, the state of NC has come out with a low downpayment program- and you can earn up to $85,000/yr, details here.

Charlotte home sales rose 35% in November 2012 vs November 2011,  December sales up 28%,  Prices moved up significantly in the first quarter of 2013!  Home prices are a reflection of supply and demand, and (Good News!)  our supply of foreclosures has dwindled as most have worked their way through the system. According to our MLS, in the last 90 days inventories fell 23% and Pending home sales rose 33%. Very good numbers indeed!

My Family’s Charlotte Relocation Story

I came to Charlotte 19 years ago from Hoboken, New Jersey just outside New York City. I spent 3 years in Hoboken, commuting to NYC as a graduate student at Columbia. I grew up in the Maryland suburbs of Washington DC… I moved with my wife, 4 children and a dog to Charlotte to raise our  family in the summer of 1993. Charlotte has been good to us.  Our children attended both public and private schools in Charlotte. All are college graduates and live up and down the east coast.

Married more than 30 year to a teacher and now Professor of Education, I’ve been involved in education discussions for years,  and will point you to the excellent resources you need to make the best choice for your children, public, charter, magnet or private.   I understand the questions and concerns.  The good news is that there are many good answers here, and good resources, but it will be up to you to find the best ones for your children.  Currently, I’m working on a post on Charlotte-Mecklenburg’s new Superintendent, Heath Morrison.
